Looking to become an expert in appraising single family residential properties for the Federal Housing Administration (FHA)? Look no further than our comprehensive course, designed specifically for lenders, appraisers, and brokers. FHA Roadmap course provides detailed guidance on appraising properties under the latest requirements set forth by the HUD Single Family Residential (SFR) Handbook 4000.1, which was just updated on January 18, 2023, with an effective date of April 8, 2023.

But that’s not all – we’ll also delve into the recent changes that are set to impact appraisers and users of appraisal services, ensuring you’re up-to-date with all the latest developments.

Out of the four forms adopted by FHA, we focus on the Uniform Residential Appraisal Report (form 1004) as set forth in the new Handbook. Our experts believe that every residential appraiser should be aware of these requirements since an appraisal prepared according to the FHA guidance should meet any other SFR requirements.

Our course goes beyond simply covering the technical requirements, however. We also provide instruction on complying with the Uniform Standards of Professional Appraisal Practice (USPAP) and on enhancing consumer protection by detecting illegal flipping and other potential regulatory violations. By the end of our course, you’ll have a solid understanding of current FHA policies for the application of the URAR in FHA-oriented appraisal practice, as well as with USPAP compliance issues.

Non-CE Session - How to EXCEL as an Appraiser: Timothy Andersen, MNAA, The Appraisers Advocate and Scott Cullen, MNAA,

This is an interactive class that equips appraisers with a powerful lens through which to view the appraisal problem. Participants will receive an Excel Workbook with sheets that show how to extract the percentage of contributory value by cost analytics and apply that to supporting half the adjustments in the sales grid. Appraisers will learn how to finish the grid using scatter plots for adjusted pair and sensitivity analysis. 

Cost analytics begins with unbiased, third party cost data. From that foundation we will build a fully supported grid on which to base the value opinion.

Bring your laptop or meet a new colleague in the room who will share. The presentation will be live on screen with a ZOOM link provided if that is easier for you to view.

Eliminating Bias and Developing Cultural Competency - with Real World Relevance: Peter Christensen, Christensen Law Group

In this class, you'll find out—from an attorney who handles these cases in courts and administrative bodies. We'll discuss new ways to think about bias and reduce your legal risk. 

Then we'll push through buzzwords like “cultural competency” to get to the real meaning and discover why this concept is so important for appraisers. And you’ll see how a lack of cultural competency had led appraisers into legal quagmires.

Presenters will provide an overview of the possibilities and requirements of non-lender appraisal work, such as ad valorem tax appraisals, pre-purchase/pre-listing, divorce, IRS appraisals, estate planning, bankruptcy, relocation and more. Through diversification, appraisers can strengthen their technical skills and enhance the quality of their written/oral reports. Overall, participants will have a better understanding of appraisal work, and especially how intended use varies based on the type of appraisal.

Presenters will discuss how appraisers need to communicate at the level of understanding of their client and additional intended users .  As you know, USPAP requires the appraiser to identify the intended user and intended use of the appraisal.  Language and words matter, in appraisal this is no different.  While the intention of an appraisal report is to clearly and concisely outline the support for an estimate opinion of market value, it can still contain language that feels like jargon.  Don’t use appraisal jargon the users don’t understand and if you do use it, define it.  All appraisal reports should be written with the intended user in mind.

Presenters will explore the GSE's transition to alternative valuation methods. Each presenter is a practicing appraiser with experience completing desktop and hybrid appraisals. We will address concerns about desktop and hybrid appraisals, third-party data collections, remote inspections, and collateral risk concepts. By the end of this session, participants learn best practices for performing alternative valuation services in compliance with USPAP.

Presenter will provide an update on recent valuation related activities of the ASC and other federal financial regulatory agencies. He'll also discuss any federal pending or draft legislations affecting appraisers.

USPAP Preview and AQB Update: Lisa Desmarais, MNAA, The Appraisal Foundation

Presenter will review pertinent changes in the USPAP document effective January 1, 2024.  Presenter will also cover upcoming changes to the appraiser qualification requirements.

To goal of this session is to help participants identify, address, and avoid bias in the appraisal process. 

We all have bias. Understanding that bias exists is the first step.

Presenters will discuss how their firm handles multiple supervisors and trainees across the country. The goal is to discover the positive aspects of becoming a supervisory appraiser and discuss how taking on a trainee can help the appraisal profession and your business.
