Become a MatrixTM power user! This course is geared towards appraisers, teaching the advanced features of MatrixTM 360 with appraisal processes and practices in mind. Start with customizing the MatrixTM displays to work the way you do. Learn how to use the many search functions to find comparable properties and relevant market data for analysis, including how to create custom searches and displays. Discover how to avoid redundancy, by saving your searches and search results for easy storage and retrieval. See new ways statistical tools and reporting options can be leveraged to identify area trends and market adjustments. In situations where more advanced analytics are necessary, learn how to export data from MatrixTM for use in other applications. This 4-hour c.e. course will provide the appraiser with both theory and hands-on experience related to the appraisal process and data requirements found within USPAP’s RULES, Standards and Advisory Opinion 37.
Overall the appraiser will gain the skills and training necessary to more efficiently use technology to analyze the market, build public trust and be USPAP compliant. Appraisers will save time and produce credible reports using the right tool, with the correct data, at the right time for the right decisions. (Optional session - $99)

Mobile appraising is all about improving in three key areas:
Accuracy – Reduce errors by using technology to organize data and eliminate retyping.
Communication – Communicate more effectively with your clients.
Time Savings – Get your work done faster and more efficiently, allowing you to do more.
You save time out of the office by gathering your data faster, communicating better with your clients by having access to your workfile data wherever you are, and maximizing your productivity while in the field. When you’re back in the office, you save time and improve accuracy and consistency by not having to recreate or re-do work – this improved accuracy is something from which your clients benefit. This could be something as simple as using QuickLists in the field, or originating property sketches electronically while on your inspection. And you’ll want to keep an eye on how mobile technology affects your compliance (USPAP, GLB, UAD, UMDP, etc.) as you introduce more and more aspects of mobility into your workflow.
Our goal with this seminar is to share some pointers about mobile technology, and get you energized to make some meaningful, progressive changes to your own workflow. We don’t expect every app or feature we discuss to be helpful to everyone; you’ll find some suggestions helpful, while others might not really be applicable to your particular workflow. 1:00pm - 1:45pm Blind Spot: Limitations of AI (Presenter - Jeff Bradford, Bradford Technologies)
Advances in artificial intelligence are impressive and becoming more prevalent in our world; but does it really mean appraisers will be replaced with computers, drones and algorithms? The answer is unequivocally “NO” and this segment will unpack the many reasons why. AI is not human, so it can’t think outside the box. In fact, it has many blind spots and limitations that appraisers should be aware and take advantage of. This session will explain why you should stop thinking you’re going to be replaced and instead study how to take advantage of advancements in technology and exploit weaknesses in areas of creativity, uniqueness, interpretation and data limitations. For example, if AI requires significant data to be credible then is there opportunity in specializing in assignments where data is limited or not available – new construction, unique/non-conforming, stigmatized or high-end properties? Can AI interpret and reconcile data? No, but we can!

This session will explore opportunity that exists outside of what many of us have come to define us as an appraiser. Journey down this road less traveled. Diversification, differentiation, and bifurcation oh my! Many of us have focused on residential mortgage lending our entire career, but have you considered personal property appraisal or mass appraisal? Even commercial appraising is a diversification option. Not wanting to break out of your comfort zone, look to provide a broader range of products and services, like alternative valuation reports, Evaluations and non-lender assignments. This is the era of options, so let’s provide a waterfall of solutions that work for everyone. Segmenting the appraisal process may allow clients to build & customize a solution that works for them.

The session covers the do’s and don’ts in handling complaints and brings awareness to some of the many support groups and advocates available to assist appraisers faced with a compliant from the state or prosecution. Don’t learn from the school of hard knocks instead heed Christensen’s warning and learn how to avoid the most common pitfalls and infractions. Appraisal Revisions and Reconsiderations of Value are exploding in volume as overall mortgage originations are peaking. We’re are at a crossroads as a profession and as an industry. Advances in technology and data collection has “moved our cheese”. This conference was intended to be candid and frank about where we are at today and what we need to do to stay relevant and useful in the future. Change is not a bad thing, the sky is not falling, in fact change is opportunity and inevitable. Appraisers need to take advantage of these opportunities before someone else does. Let’s work together to reinvent ourselves, to again make us a necessary and vital part of the process. To do that, however, we need to adapt by providing products and services that meets the changing needs of our customers today and we need to evolve into the economist our data and technology affords us to be. We assess and mitigate risk for our clients, let’s hone these skills and build consistency and reliability amongst each other, let’s streamline our processes by taking advantage of technological advancements. We can be quicker, cheaper and more agile and at the same time become more profitable, broader reaching and more influential. This session is a call to action for all active appraisers regardless of their role within the industry. Our time is now!

The Columbia Institute presents Fannie Mae’s® Introduction to Value Verify™ for Appraisers. This 4-hour course provides instruction and guidance to real property appraisers on Fannie Mae’s® new Value Verify™ workflow activity chain that separates property data collection (PDC) from the appraisal process. During this class appraisers will gain an understanding of the motivation behind the new bifurcated process and receive an overview of the decision path and process flow for loans that qualify for Value Verify™. This course will also introduce appraisers to a new PDC role and process, including insight into what it takes to be a property data collector beginning with professional prerequisites and leading into the extensive training needed to perform the inspection and use the cutting-edge mobile app. Complete with an overview of various monitoring measures in place to produce dependable property data insights for both Fannie Mae® and the appraiser. Discover how the addition of this role improves appraiser independence, increases productivity and provides further opportunity for specialization. Appraisers will learn how property data collectors and their observations will be utilized by Fannie Mae® and appraisers going forward. Additionally, this course will summarize the changes made to the appraiser’s scope of work, together with related revisions to the appraiser’s assumptions, limiting conditions and certification to allow appraisers to leverage 3rd party inspection information when performing desktop appraisals for Fannie Mae® backed mortgages.
